Find. Fund. Profit. Start.
The step-by-step execution workbook for everything you just learned on the webinar โ worksheets, deal calculators, reflection questions, and a day-by-day plan to get your first (or next) deal moving.
This isn't something you read once. It's something you work.
You just spent an hour learning the framework: Find the property, Fund the deal, Profit from it, Start today. This workbook turns that framework into paper โ or rather, into fields you actually fill in. Every input and checkbox below saves automatically in your browser as you go, so you can close this, come back tomorrow, and pick up exactly where you left off. Work through it in order the first time. After that, use the table of contents up top to jump straight to whatever phase you're in.

Before You Begin
Your Investor Readiness Check
On the webinar, we looked at what's actually holding new investors back. It's rarely the market. It's almost always one of these seven things. Check off every one that's true for you right now โ there's no wrong answer, and most successful investors checked most of these boxes before their first deal too.
- I'm afraid of losing money78% of people in the room said this โ you are not the exception, you're the rule.
- I'm afraid of picking the wrong deal64% โ this is exactly what the Deal Analyzer section below is built to fix.
- I genuinely don't know where to start55% โ start at Phase 1: Find, below, and go in order.
- I'm scared of the funding piece49% โ Phase 2: Fund breaks down hard money, private money, and cash.
- I don't trust contractors42% โ this is exactly what a vetted contractor list inside the mentorship solves.
- I'm embarrassed about my credit32% โ your credit today is a starting point, not a verdict. Cash, private money, and creative finance don't all require it.
- I get overwhelmed by the numbers29% โ the Deal Analyzer does the math for you. You just fill in four numbers.
Phase 1
Find the Property
Every deal starts with a clear buy box. Investors who "look at everything" analyze a hundred properties and buy none of them. Investors who know exactly what they're hunting for can recognize a deal in thirty seconds. Build your buy box below โ then use it as a filter for every lead source you touch this month.

My Buy Box
Fill this in before you start searching, not after you fall in love with a house.
My Deal Source Tracker
Where deals actually come from: your agent/MLS, wholesalers, driving for dollars, direct mail, probate/divorce leads, your own network, auctions. List the sources you're going to work first.
| Source | Contact | # seen so far | Notes |

Phase 2
Fund the Property
You don't need $50,000 sitting in the bank to do this. Most investors use some combination of the funding paths below. Knowing which one fits your deal โ before you find it โ means you never lose a good property because you froze on the money question.
Hard Money
Short-term, asset-based lending from a private lending company. Fast to close, higher rate, built for a fix-and-flip timeline.
Apply with Deba's lender โPrivate Money
Capital from an individual in your network โ friends, family, or another investor. Terms are negotiated directly, often more flexible than institutional money.
Cash
Your own funds or a partner's. Slowest to build, but the cheapest capital you'll ever use once you have it.
Gap Funding / Business Line of Credit
Covers the gap between what your hard money lender finances and your total cash needed โ without touching your personal credit.

Do The Math
The Deal Analyzer
Here's the exact deal we broke down together on the webinar. Study how the numbers connect โ then run your own prospective property through the same worksheet below.
Worked Example
1605 Meadowbrook Dr, Garland, TX 75042
Numbers You Need to Know
Every deal โ no matter which of the 5 strategies you use โ comes down to four numbers. Know these cold before you make an offer.
Run Your Own Deal
Agent commission, closing costs, utilities, insurance, loan interest while you hold it. A rough rule of thumb is 8-10% of ARV.
One Skill, Five Payouts
5 Ways to Make Money With This Skill
The exact same property โ the same ability to find and fund a deal โ can pay you five different ways. Run the same Meadowbrook-style numbers through each strategy below and see how the payout, timeline, and cash needed all shift.
Wholesaling
Fastest cash ยท smallest capitalYou get the property under contract, then assign that contract to another investor for a fee โ you never actually buy the house.
Fix & Flip
Biggest single paydayBuy it, renovate it, sell it at the new higher value. Same formula as the Deal Analyzer above โ enter your numbers here too if you want to compare strategies side by side.
Buy & Hold Rental
Monthly cash flow ยท long gameBuy at (or below) retail, finance it conventionally, and rent it out for ongoing monthly income.
BRRRR
Buy ยท Rehab ยท Rent ยท Refinance ยท RepeatBuy below market, rehab to force appreciation, rent it, then refinance based on the new ARV to pull most (or all) of your cash back out โ and repeat.
Creative Finance
Low money downSeller financing, subject-to, or a low-down conventional structure โ you control the property with a fraction of the cash a traditional purchase requires.
You Already Heard Their Stories. Which One Is Yours?
Four different starting points. Four different fears. All four took the same four steps you're working through right now.
